Questions
Asked before booking
Are you really available 24 hours a day?
Yes. We take calls and attend emergency heating and boiler breakdowns 24 hours a day, seven days a week, including nights, weekends and bank holidays. A boiler failing at 2am in January is not something that waits until Monday. Booked work such as servicing and installations is arranged during normal working hours to suit you.
How do I know an engineer is genuinely Gas Safe registered?
Every Gas Safe engineer carries an ID card with a photograph, a licence number and an expiry date, and the back lists exactly which types of gas work they are qualified for. Ask to see it, then check the number on the Gas Safe Register website or by phone. Any legitimate engineer expects to be asked. It is illegal for anyone not on the register to work on gas appliances.
How often should a boiler be serviced?
Once a year. An annual service keeps the manufacturer warranty valid on most new boilers, catches wear before it becomes a breakdown, and confirms the appliance is burning safely. Landlords have a separate legal duty to arrange a gas safety check on every appliance every 12 months.
What is a CP12 and do landlords legally need one?
A CP12, or Landlord Gas Safety Record, is the certificate issued after a Gas Safe engineer checks every gas appliance and flue in a rented property. Landlords in England, Wales and Scotland must arrange this check every 12 months, give the tenant a copy within 28 days, and provide it to new tenants at the start of a tenancy. Records must be kept for two years.
Is it worth repairing an old boiler or replacing it?
It depends on age, the part that has failed and how available spares still are. As a rough guide, if the boiler is over twelve years old, parts are getting scarce, and the repair is a significant fraction of a replacement, replacing usually makes more sense. Under that, a repair is often the sensible choice. We tell you both figures and let you decide rather than pushing an installation.
What should I do if I smell gas?
Call the National Gas Emergency Service immediately on 0800 111 999. That line is free and staffed 24 hours a day. Turn the gas off at the meter control valve if you can reach it safely, open doors and windows, do not use light switches, electrical appliances, or naked flames, and leave the property. Do not wait to call us first — call the emergency number, then contact us once the property is safe.
How long does a new boiler installation take?
A straight swap in the same position is usually a single day. Moving the boiler, converting a conventional system to a combi, or fitting an unvented cylinder typically takes two to three days. The timescale is confirmed in your written quote before work starts.
